Baton Rouge Real Estate Blogger Bill Cobb on Pointe South Subdivision 2012 Market

Pointe South Subdivision is located adjacent to the popular Copper Mill Golf Community in Zachary Louisiana. The Town of Zachary has THE TOP performing public school system in the State of Louisiana 5 years straight! Within Pointe South, homes range in size from 1,600sf up to 2,702sf per GBRMLS. Since 2010, there’s been 28 total sales from $188,500 up to $325,000, from $114/sf up to $138/sf.

SOLDS. Median Sales Prices are increasing into 2012, up from $239,700 in 2011 based on 12 sales to $258,000 in 2012 based on 4 sales. In 2011, average sales price per sq. ft. was $123.96 and in 2012 it’s $124.16. Average days on market is lower in 2012 at 46 days from 84 days in 2011. Homes are selling for 99% of listing prices as well.

LISTINGS. There are 6 current listings within GBRMLS, 3 active and 3 pending. Listing prices are $224,900 (a foreclosure), $229,000, $249,900, $250,000, $259,900 to $262,800 or $90/sf, $118/sf, $140/sf, $125/sf, $125/sf and $122/sf.

Dutchtown Gardens Subdivision Geismar Dutchtown LA 70734 Housing Report 2012. Very nice gated development located next door to Dutchtown High School and surrounding a lake.

Generally, this report is based on the Elevent (11) 2011 home sales. The Average Sales Price in 2011 was $207,378, Median Sales Price $199,500, Average Sold Price Per Sq. Ft. of $112.25/sf, Average Days On Market of 125 Days with homes selling for 99% of listing prices, no weakness in pricing in 2011.

2012 Market. It does appear this subdivision has slowed somewhat as 36407 Dutchtown Gardens Ave is now pending after 231 days on the market and there remains approximately 5 to 8 lots left to build on.

One Sale So Far Into 2012. One 2012 sale in 2012, which is this home below at 36400 Callaway Avenue. This home sold at $120.27/sf or $225,720 for only 1,877sf, far above the typical sold price per sq. ft. of $112/sf in 2011. I believe this home was the “model home” for this development with many extras, the reason it sold for $8/sf more than average.

Tuscany Villas Subdivision Report Baton Rouge LA 70817 Audio Report

Tuscany Villas has basically been in correction mode since 2009 when the Average Sales Price reached $130.78/sf and Average Sold Prices were $198,000. In 2012, based on 3 non-distressed sales, it’s now a more sane $120.23/sf and $181,000. Average Days On Market has risen to 130 D.O.M. with sales selling for 98% of listing prices. As a comparison, in 2011, there were 5 sales at median of $182,000, $122.78/sf and 88 D.O.M.. However, in 2012, there have been 3 sales at median of $181,000, $120.23/sf and 130 D.O.M.. AND, in 2012, the Average Sales Price Per Sq. Ft. has actually been in the $119/sf range for 2 of the 3 sales.

This is 16070 Venetian Avenue listed for $179,900 and Pending or Under Contract. The market or “buyers” were right on on this listing. It was listed at a very high $188,000 10/17/2011 or $126.43/sf for only 1,487sf. $188,000 for only $1,487sf in Baton Rouge is a very, very high price. The market or buyers balked and when the listing price was reduced to $179,000 or $120/sf, then the market acted with a purchase agreement.
