Generally, this report is based on the Elevent (11) 2011 home sales. The Average Sales Price in 2011 was $207,378, Median Sales Price $199,500, Average Sold Price Per Sq. Ft. of $112.25/sf, Average Days On Market of 125 Days with homes selling for 99% of listing prices, no weakness in pricing in 2011.
2012 Market. It does appear this subdivision has slowed somewhat as 36407 Dutchtown Gardens Ave is now pending after 231 days on the market and there remains approximately 5 to 8 lots left to build on.

It was listed at a very high $188,000 10/17/2011 or $126.43/sf for only 1,487sf. $188,000 for only $1,487sf in Baton Rouge is a very, very high price. The market or buyers balked and when the listing price was reduced to $179,000 or $120/sf, then the market acted with a purchase agreement.
